We have furnished thousands of apartments and houses of different sizes, in different styles, in different cities. In other words, we know how to budget for each room because that’s what we do everyday.
Each major room in an apartment should include at least two to three pieces of essential furniture. A living room should have at least a sofa and coffee table. The bedroom should have a bed frame, a mattress and a nightstand or side table. We will dive deeper into what essential furniture to include into each room below.
Essential functions for each room
In the table below, you will see the cost ranges for a living room, dining room, bedroom and home office. These cost ranges include the essential furniture and non-essential furniture and decor. If you prefer to keep things minimal and focus on the essential furniture only, we suggest narrowing down to furniture that fits these categories:

Simply put, these four functions are needed no matter what room it is. Definitely, you need to sit or sleep somewhere in your new home. You need a table for simply holding a drink, a phone or a book. Storage also helps keep clutters away unless the table is enough to hold everything you have. If you just have a piece of furniture that serves one or more of these functions, you will be able to start living in this new home.
As you will see, the cost ranges for each room can vary greatly depending on your lifestyle, life stage and style preferences. That said, if you just want a quick estimate to how much it costs to furnish an apartment or a house based on the rooms you have, simply add up the costs of the rooms to estimate the budget.
Costs with better-than-IKEA furniture
The world has gone through a whirlwind of changes since 2020. Supply chain disruptions have created a ripple effect across the board in every furnishing and decor category. Let’s take a look at the realistic costs for furnishing each essential room in an apartment.

In 2024, you can furnish a living room for $3500 – $5000, a dining room for $1500 – $2500 and a bedroom for $2000 – $3500. If you don’t need anything else, the cost of furnishing an apartment will range from $7000 – $11000 using quality furniture that will last many years. While this is a big range, the selections come down to what your priorities are.

Cost breakdown of furnishing your new living room
Let’s start with the living room furniture. Using the same categories of seating, tables, storage and lighting, you can determine how much furniture is needed for each category based on the size of your space and the comfort level you want. Every person and every home has unique needs, so we will break down the cost by essential furniture and by non-essential furniture and accessories.
Here, you will see a detailed breakdown of essential living room furniture and their typical costs.
Seating: sofa and accent chair, or sectional sofa ($1800 - $2600)
  • Your layout determines which items you need.
  • If you have a wide living space, use a 3-seater sofa and an accent chair to create a conversational seating arrangement. Therefore, adding an accent chair opposite to the sofa will create a conversational environment.
  • Combining different textures, materials, shapes and colors will help increase interest and balance in the space.
  • If there is enough space, you can use a sectional sofa with one or two accent chairs.
  • Even if you have a small living space, you can also just use a sectional sofa. Remember, the smaller the space you have, the fewer pieces of furniture you should have!
Tables: coffee tables, side tables ($200 - $450)
  • Think ergonomics! The shape and style of the tables you choose should depend on the room size and function.
  • If you have two accent chairs side by side, a small table in between provides a surface for setting down your drink or book.
  • Using a round table in a smaller space or when using a sectional creates optimal flow.
  • Many coffee table designs have additional built-in storage. Try to use as much multi-functional furniture as possible!
  • Keep in mind that cost will increase as the piece shows more style and function. If you are excited about multi-purpose furniture, look for lift-top coffee tables that become workstations or dining tables.
  • Another consideration for multi-purpose furniture is that most people get lazy in changing the configuration of the furniture so make sure you like the default configuration.
Storage: TV stand ($500 - $1250)
  • A TV stand is a simple storage piece that can hide many small gadgets from sight.
  • There are styles with open shelves and closed storage. It depends on your style and preference.
  • A TV stand with more doors for closed storage would likely cost more than one with open shelves because more materials are involved in the construction.
  • Closed-storage units also range in more styles.
  • When choosing the size of a TV stand, you need to consider the size of the TV it will hold. It is best to have a TV stand that is at least 6″ wider than the TV width so you can leave at least 3″ of space on each side of the TV. Lighting: Floor lamps, table lamps ($180 - $400)
  • Lighting is a key component to making your home cozy and functional; it should never be considered an afterthought.
  • Since many apartments don’t come with ceiling lights, floor lamps and table lamps can really help transform a space.
  • There are many lamp styles that serve different purposes. For example, reading lamps or task lamps should be placed near a reading chair or on a desk.
  • The more elevated the lamp is, the more coverage area it will light up.
  • Keep in mind the placement of electrical outlets.
  • Cable management is also an important job not to overlook. Making sure electrical cords are hidden and tidy keep your home safe and aesthetically pleasing.
The average cost of furnishing a living room with essential furniture only is $2680 to $4700.

You’ve planned your living room, so now you need bedroom furniture! Here’s a breakdown of essential bedroom furniture (bed frame + mattress + nightstand). Again, we follow the same essential categories.
Let’s talk about each category of essential furniture for the bedroom in more details.
Sleeping: queen size bed frame ($600 - $900)
  • Obviously, this is an unavoidable cost! There are many options for bed frames, like storage drawers or lift-up under-bed storage. Reasonably, the more storage, the more costly the furniture is.
  • A bed should be made to last, so consider it a key investment piece. Don’t skimp!
  • A nice headboard can also serve as a statement design piece in the bedroom, so it’s important that you love the headboard!
Sleeping: mattress ($450 - $1200)
  • A good mattress is the key to a good night’s sleep, so definitely don’t skimp here either.
  • There are many different kinds, like memory foam and spring mattresses. But don’t worry, mattress technology has advanced so much over the past decade that it’s actually difficult to find an uncomfortable mattress unless you’re an extremely picky sleeper.
  • Choose a mattress (and bed) size that fits properly in your bedroom. You want plenty of room to sprawl out in bed, naturally, but remember that you also need enough space to move around the room comfortably. Nothing creates dead energy in a bedroom quicker than a poorly sized bed.
  • Make sure your mattress is at least 8″ thick to ensure all the foams and padding are thick and high-quality.
Tables: nightstand(s) ($180 - $330 each)
  • You need at least one surface area next to the bed for a table lamp, an alarm clock, your phone or a book.
  • Place the nightstand closer to the side with an outlet for charging all your electronics.
  • Nightstand sizes vary. Pick one that fits with the size of your bedroom, and also that will fit everything you typically keep beside your bed.
  • If your bed is not against a wall (or window), use two nightstands (one for each side of the bed) to create a symmetrical look.
Storage: dresser ($500 - $800)
  • A dresser may not be essential for your bedroom if you have a large closet that is enough for all your clothes.
  • If you do use a dresser, you may consider a wide dresser that can hold a TV.
  • A proper dresser should have at least two drawers.
  • In a small bedroom, you could use a small chest of drawers instead of a dresser to save space.
Lighting: table lamps, wall sconces ($180 - $400)
  • Many bedrooms don’t come with ceiling lights. Bedroom windows also tend to be smaller than living room windows.
  • Table lamps should fit on the nightstands and still leave enough room to hold other gadgets
  • Wall sconces are great for bedrooms because they save space but they require drilling holes onto walls. Some landlords and buildings may not allow this, so make sure you double check. 
  • The more elevated the lamp is, the more coverage area it will light up.

Additional furnishings to create the "designed" look

Now, you know how to budget for the essentials when furnishing an apartment from scratch. So, once you cover the basic pieces (bed frame and coffee table), you’re free to add more style and more function to your space. So let’s level up. You may as well plan for your best life if you’re planning a move anyway!
In this next section, we’ll cover the items that can transform a house into a home. These items are optional, but they definitely level up your space in terms of usability and aesthetic appeal. For these items, the interior design “rules” become a bit trickier. For instance, how on earth do you choose the correct size for an area rug? You definitely want to avoid a mismatched set of furniture in your home.
Non-Essential Furniture
Let’s continue to level up your new home. Non-essential furniture simply means you can start using the space as your home without these pieces. However, the non-essential furniture and decor are pieces that give you the feeling of “home”. They make your home look more “adult”, lived-in and put together.
If budget is a constraint, then the non-essentials should be deprioritized and you can always spend more time to gradually build a comfortable home with the non-essentials.

    • Add functional pieces to fill your space, but don’t clutter.
    • You will always find a need for more chairs.
    • If you can add a sofa bed, your guests will always appreciate it more than a regular sofa.
  • More tables
    • Like seating, you can always use more small tables for functional and aesthetic purposes.
    • Give yourself more places to put lamps, glasses, and decor items!
    • Each side table should be at least 18″ wide to hold everything safely. You need room for a few small knick knacks, and several drinking glasses.
    • Add a console table by the entryway, by the window or behind a sofa to make space for more decor and surface areas.
  • More lighting
    • Layered lighting with a combination of floor lamps, table lamps, wall sconces and ceiling lamps will create a homey ambience for any space.
  • More storage
    • For small spaces, it is important to invest in one storage piece with ample storage compartments.
    • Bar carts, bookcases and storage ottomans are all interesting furniture pieces to add to any space.
Area Rugs ($300 - $800)
  • The standard size is 5×8′, then the next size up is 8×10′.
  • For living rooms, measure your sofa and coffee table and make sure both front legs of your sofa can be on the rug. If your coffee table is centred on the rug, have at least 18″ of walkway between the coffee table and any surrounding furniture.
  • For bedrooms, the rug should be near the foot of the bed with at least a third of the rug under the bed. Just like in the living room, both legs of the bed should fit comfortably on top of the rug.
  • Bedroom rugs should be gentle, both in texture and color. You want to feel softness on your feet every morning when you get out of bed. You also want to see enough of the rug so you can really appreciate the patterns and colours on it!
Wall Arts and Wall Decor ($500 - $1500)
  • We suggest to use one statement art piece or a collection of arts in each room.
  • The art(s) should be on the wall opposite the entrance of the room so they make a strong first impression for the room.
  • Use a consistent colour tone and style throughout the home to create cohesion.
Plants - Live or Faux ($100 - $200)
  • Any bit of greeneries brings a renewed energy to a room.
  • Use a tall tree to make a statement.
  • A collection of small plants also draws attention.
  • If you cannot be diligent about watering the plants, then it is best to use faux plants instead of live ones.
  • The art(s) should be on the wall opposite the entrance of the room so they make a strong first impression for the room.
After determining the amount of essential furniture you need,  you will see how much of the budget is left for the non-essentials. Generally, 10% to 25% of the essential furniture cost can be budgeted for the non-essentials. As mentioned before, you can always take your time to curate the non-essential items.

Now, what is the cost of your time?

Here, you can see our customer Lucy’s first draft of a moving budget. At this stage, she hopes to furnish her apartment from scratch for a total cost of $1985. Definitely a modest budget. Plus, she’s moved before… no sweat! Right??

Airbnb Furnishing Checklist - Furniture Packages With Accessories

In this checklist, we are starting with the essential furniture and accessories you need for each major room first. We know every room in every property is unique. Our suggestions are for the key pieces every Airbnb should have to make a comfortable stay for your guests.

Bedroom Furnishings

Bed with a nice headboard
  • An upholstered bed gives a warm cozy feeling to any bedroom
  • Don’t use a storage bed, because guests are more prone to leave things behind if you give them more drawers in different pieces of furniture. It’ll just become an operational hassle
Mattress (at least 8” thick)
  • Vacationing and work travels are tiring. Make sure you give your guests good nights of sleep with a decently thick and firm mattress
  • Memory foam mattresses are more durable than spring mattresses because there won’t be any broken coils
  • Soft memory foam mattresses can sag on odd sides over time. You can easily just turn and/or flip the mattress to extend its life
  • Memory foam mattresses are also cheaper to replace
  • We also suggest using a mattress case, which is a fabric cover with a zipper used to protect the mattress from bugs and dirt. In the event of messy guests and messy stays, you can just replace the mattress case and keep the mattress
Dresser or chest of drawers
  • You need at least one storage piece in the bedroom. A luxurious bedroom should not ask your guests to live out of their suitcase.
  • A wide dresser with 6 drawers is ideal since there can be two people sharing this room
Nightstand or side table
  • There needs to be a surface area to put a table lamp, an alarm clock, a book, and a phone.
  • If you have a dresser already, you don’t need more drawers on the nightstand. Again, the more drawers you give your guests, the more chances they will leave things behind
  • If your bed is centered in a room, place one side table on each side of the bed to create symmetry
Mirror
  • Everyone needs to look good before they head out to make sure there is at least one mirror in the room, even if there is an attached ensuite bathroom
  • Place the mirror above the dresser or have a free-standing floor mirror
  • The mirror is also a decorative item so find one with an interesting frame
Lighting
  • Some guests might enjoy staying in to read a book or work some more. Make sure there’s ample lighting for the night.
  • Floor lamps and table lamps are both great options.
  • The lamp(s) can also be another design feature in the room so pick wisely!
Bedding
  • For the pillowcases, bed sheets, flat sheet and duvet, use the same set in white. Don’t mix and match from different brands because the white may be different.
  • And let’s not be too creative with the color matching or color blocking in the bedding set. Guests want to see clean white sheets on their beds to feel comfortable sleeping in a stranger’s room
  • Place one simple throw pillow to glam up the bed
Arts and rugs
  • Arts and an area rug will add more colors and patterns to the room.
  • The nice and thick rug will keep their feet warm and soft in the morning.
  • Though they are optional, rugs do add the luxury touch to any bedroom

Living Room Furnishings

Sofabed (with pull-out mattress)
  • Increasing occupancy in the unit increases rent, so a sofa bed is essential to increase your return on investment.
  • It’s also important to differentiate a sofa bed with pull-out mattress and a fold-down futon.
  • Sofa beds with a pull-out mattress means there’s a proper mattress underneath the seat cushions. There is a lift mechanism that lets you pull out the mattress easily. These sofa beds are made to be comfortable for seating as well as sleeping. The mattress, though is thin, is a firm memory foam mattress that guarantees you a good sleep without having to feel the hardware underneath. These sofa beds are at least twice as expensive as futons but they are more structurally sound and are worth the investment.
  • Fold-down futons, on the other hands, are made a simple frame and a gliding mechanism to fold down the back cushions of the sofa to make it into the size of a twin or double bed. There are usually 2 or 3 back cushions and 2 or 3 seat cushions, so you will feel all the gaps when sleeping.

Coffee table
  • A coffee table provides a surface area to place drinks and snacks in your living space.
  • There are many lift-top coffee table designs that let you use it as a workstation which is a nice feature to sell on your listing.
Lighting
  • Many apartments don’t come with ceiling lights. Whether you get much sunlight or not through the windows, you will need at least one floor lamp.
  • You don’t want your guests wandering around in the dark and walking into walls or furniture!
Smart TV with built-in streaming services
  • For nights of staying in, there should be a TV for Netflix, Apple TV and other streaming services
  • Connected to a Chromecast, your guest will be more choices for entertainment

With the right strategy and support, it’s possible for every host to create a thoughtfully designed, fully-furnished space that succeeds from day one.

 

To help you get there, we’re rounding up our top tips for how to design for short-term rental success. Beyond making your space look good, these strategies are all about creating an experience that guests love, all while launching faster, avoiding costly mistakes, and designing with confidence.

Get to know your guests

Even if your short-term rental doubles as your secondary residence, you can still design a space that caters to all the things your guests need. Here’s where a quick brainstorm can go a long way. Who do you want to attract to your rental and what do they need to feel satisfied with their stay? Consider these three factors:

What type of guest will love your space? And what size of group can you accommodate? Is your property giving cozy weekend-for-two vibes? Or will it be a destination for multigenerational families looking to create memories (and a little chaos)?

If you’re in a big, urban centre, you’re more likely to host working professionals, possibly with their partners or families. Or you might attract couples and small groups wanting to explore the city. Bigger groups tend to choose more remote listings like cottages or country homes.

Think about what attractions bring people to your area. Are you near a theme park that’s popular with families? A national park or ski hill that draws outdoor adventurers? A vibrant culinary or nightlife district where foodies and friends gather? Understanding the local scene is a great way to get to know your guests — why they’re visiting, what excites them, and how you can give them the best experience.

Focus on communal experiences and quality sleep

Whether your guests are travelling for work or play, relaxation is a precious commodity and it’s one of the most common places where vacation rentals fall short. Hosts are often tempted to max out their occupancy so they can bump up their nightly rate. Unfortunately, that mindset results in spaces that feel overcrowded with beds: a sofa bed in every common area, bunk beds in the bedrooms, and a sleeper chair or two in the den. 

 

The truth is, no one likes to sleep on a pull-out couch, not for a whole weekend and especially not for a longer stay. Aches, pains, and restless nights will make people remember your property for all the wrong reasons.

When we design spacious short-term rentals like Lesley and Matteo’s lakefront cottage near Peterborough, Ontario, we prioritize the layout and functionality of living and dining spaces because that’s where families and friends spend the bulk of their time. They want a place where they can relax, connect, and have fun; where they can cook together, play board games on a rainy day, or chat over a glass of wine.

When planning your layout, consider quality over quantity. Instead of “how many people can I sleep?” think “how many people can comfortably gather?” How can you make the kitchen, living, and dining areas more inclusive so that everyone has an inviting place to sit?

Here are some tips based on our design for Lesley and Matteo:

  • Offer ample seating, including multipurpose and modular pieces, and even a few cozy floor cushions or ottomans.
  • Ensure the dining table is big enough for everyone to gather around, with a mix of chairs and benches for seating.
  • Aim for varied and adaptable sleeping arrangements that accommodate different types of groups with a mix of king, queen, and twin beds.
  • Designate private office spaces (preferably two work stations in separate rooms) where guests can work remotely.
  • Take advantage of outdoor spaces as year-round sitting areas if the climate allows. Invest in large outdoor dining and lounge furniture, pergolas and umbrellas for shade, and sturdy, weather-resistant cushions, so your guests can enjoy the fresh air.

In our experience, creating a pleasant and relaxing vacation that earns five-star reviews and repeat bookings is your best bet for upping your nightly rate—so avoid the urge to squeeze an extra guest or two into the basement office. Most often, smaller groups are willing to pay top dollar if it means a luxurious and memorable stay.

When we designed Sofia’s trendy downtown Miami studio, attention to scale and proportion were top of mind. From Concept to Fully Furnished: Josh’s Design Journey

Josh, a busy parent and investor, was thrilled to design his very first 3-bedroom house. He came to us with a vibrant Pinterest board full of ideas, reflecting his personal style. At the same time, this house is meant to generate income as a short-term rental vacation home. He is well aware that sticking to a budget and launching the rental is more important than showcasing his own personal style in this house. With a $30k budget in mind, carefully planned using our handy furnishing cost calculator, Josh chose Furnishr’s turnkey service to set up this vacation home from scratch.

  • Since this is a short-term rental property, we will prioritize the use of durable and low-maintenance materials and avoid light upholstery in favour of dark, textured, or patterned fabrics like leather and performance textiles
  • Solid wood and metal surfaces will ensure longevity, while washable slipcovers or removable cushion covers provide easy upkeep

Maximizing occupancy with flexible layout and furniture arrangement

  • To accommodate large groups comfortably, the space will offer flexible and abundant seating, including multi-functional and modular seating in the living area
  • The dining space will be well-equipped with spacious dining table options and a mix of chairs and benches
  • Sleeping arrangements will be varied and adaptable, with a mix of king, queen, and twin beds, as well as bunk beds and sleeper sofas
  • Outdoor spaces will be designed for gathering and relaxation, featuring a large dining and lounge furniture made from durable materials like teak, metal, and composite wood
  • Shade solutions such as pergolas and umbrellas, along with weather-resistant cushions, will ensure comfort in all seasons

To achieve the design objectives, we start with the high-level inspiration styles and color palette first. These inspiration concepts need to align with the interior style and colors of the house.

With a $30k budget to accommodate 8-10 guests, this is our split for core essentials, secondary items, extra pieces and styling elements.

Core Essentials - 66%

The largest portion goes to core essentials, which cover crucial items like major furniture pieces. These are the foundational pieces that define functionality and set the tone for the entire home. Invest in high-quality durable sofas, beds, dining tables and storage pieces that are in a timeless style and neutral colours to ensure longevity.

Secondary - 20%

The second-largest chunk is dedicated to secondary items, such as additional furniture and functional pieces. These pieces, such as side tables, console tables, ottomans and bookshelves, complement your core essentials, enhancing usability and comfort.

Extras - 8%

Extra items are allocated for less essential but desired additions. These finishing touches make your space feel complete and personal, like artwork, mirrors, plants.
